 Endex Residential is a small reliable business with considerable experience in the management of residential property. We pride ourselves on the service we provide for landlords and the care taken in the selection of suitable tenants. /n/nThere is at present a large demand for quality rented property of all descriptions in Peterborough and surrounding areas. /n/nThe 1986 Housing Act removed many of the drawbacks to the letting of private property. Recovery of the property on termination of contract being the main advantage. We use Assured Shorthold Tenancy Agreements which binds both parties to the letting period agreed./n/n Endex Residential offers a fully comprehensive management service as set out below for a fee of 12% of gross monthly rental income plus an initial setup fee of £95.00. No VAT is charged nor are there any other hidden fees or charges. /n/nWe will complete a comprehensive inventory/schedule of condition of the property including fixtures, fittings and furnishings. /n/nWe will advertise the property, find a suitable tenant by interview, take up references, complete a credit reference check and where the prospective tenant resides within a 30 mile radius of Peterborough we will visit to ascertain the condition of their current abode. /n/nWe will inform the various authorities and utilities that the tenant is responsible for their payment from the commencement of tenancy. The local council and water company will be informed in writing and the gas & electricity meter readings will be phoned through to the respective companies. Outstanding payments due from the landlord for any of the above prior to letting will be paid through the first months rent and supporting bills forwarded. /n/nWe will prepare a legal tenancy agreement, take a dilapidation deposit and have the inventory/schedule of condition signed by the tenant. /n/nThe tenant will pay rent on occupancy up to the end of the first month and thereafter on the first of each month. The rental income, after the deduction of our fees, will be paid direct into the landlord’s account no later that the 15th of each month. /n/nEndex will provide free of charge LetsXL Rental Guarantee & Legal Expenses Insurance for the first six months of the Tenancy. /n/nThe terms and conditions of the agreement require the tenant to take out contents insurance to protect both their and the landlords possessions in the property./n/n We will visit the property during the tenancy to ascertain its condition at least three times per annum. Where repairs or maintenance are required we will approach the landlord if they are his responsibility but reserve the right authorise repairs where an emergency exists or there is danger to the tenant or general public. Emergencies are classified in our standard terms and conditions and can be provided on request/n/nWe provide a very comprehensive service carried out conscientiously with due regard to both landlords and tenants.
